Resort Rules
Use common sense and courtesy. Remember you are a guest. Please respect and protect our property. Be respectful of other guests.
Payment Policy
A 25% deposit is required at booking. Reservations made within 9 days of arrival require full payment at booking.
Scheduled Payments
Remaining Balance will be charged 10 days prior to arrival. Reservations with unprocessed or declined payments will be cancelled. Timberstone RV Resort is not responsible for declined payments.
Cancellation Policy

11+ days prior to arrival: Change dates or receive a camping credit (valid 2 years) with no penalty. Refunds will forfeit 25% + tax of the deposit as a booking fee

9–3 days prior: Deposit is forfeited. Remaining balance will be issued as a camping credit (valid 2 years)

2 days or less: No date changes, refunds, or credits are permitted. All reservation payments are nonrefundable and will be forfeited.
Cancellations must be made by phone during office business hours (no email cancellations).
No refunds or camping credits issued for weather, natural conditions, or early departures.
Arrival & Departure:
Check in: 12:00 pm Check out: 11:00 am
Late Departures: Must call office if unable to vacate by Check out
All campers and visitors must check in at office upon arrival and receive a vehicle pass
RV must be present at time of check-in in order to enter resort.
Late Arrivals: Must stop and pick up their Resort Packet from the Late Arrival Box at the office entrance
General Rules
Quiet Hours: 10:30pm until 8:00am (children under 16 must return to their own site by 10:00 pm)
Speed Limit: 7 mph
Prohibited
No generators, tents, non-hookup campers, tarps, clotheslines, fireworks, firearms, disorderly behavior, or cutting through sites. No vehicle maintenance or hot grills on tables. Limit outdoor lighting overnight.
No site modifications or structures of any kind. Do not dig, landscape, cover grass, or attach items to trees, utilities, or signs.
No dumping liquid waste on the ground or in dumpsters ($300 fee for sewage spills). Campers/vehicles must be clean and in good repair or are subject to removal without refund.
Guests and Children
Parents/Guardians are responsible for their children at all times
Children must be supervised in bathhouse/restrooms
Parent/guardian will be held financially liable for damages caused by their children
Site and RV Guidelines
RVs must be factory manufactured
Washing of RV or vehicles by permit only (No pressure/power washing)
Jack pads are required (Wood, Plastic, or Rubber)
Vehicles, Transportation and Parking
Site Rate includes 1 RV and 1 Vehicle
Additional vehicles must fit on your site or use visitor parking (fee applies)
No parking on grass, patios, roads, or other sites
Vehicles without a visible valid permit are subject to towing at owner’s expense
No side-by-sides, UTVs (RZRs), or ATVs permitted

Recreation Devices
Bikes, scooters, skateboards, rollerblades, etc. allowed on roads only, no riding after dusk
Do not park or ride them on grass, playground, pool area, or through landscaping
Helmets are required for children less than 17 years riding bikes under Tennessee Law

Golf Carts (Electric Only)
Must be registered and permit obtained from office at check in
Drivers must be 18+ with a valid driver’s license (This includes both Timberstone rental carts and privately owned carts on Timberstone Property)
Privately owned golf carts must have proof of liability insurance (Minimum $50,000 in Personal Injury and Property Damage)
Resort Carts are not permitted off the premises
Property and Safety
Surveillance: Property is monitored by surveillance systems; Entering property grants permission to Timberstone RV Resort to photograph/record guests and their property to be used for lawful purposes such as marketing, advertising, website content, etc.
Drones: Not permitted
Accidents: Must be reported to management within 24hours of incident
Site, Facilities and Grounds
Laundry: Hours posted; do not leave clothes unattended
Garbage: Please keep your site tidy. Bag, tie and place trash at curbside by 10:00am or use dumpster (fee will apply if Timberstone has to clean site)
Sewer: Use of rubber donut or watertight collar on all sewer connections is required. Available for purchase at office if needed.
Water: Water must be turned off with hoses disconnected from the hydrant and camper when temperatures are below 32°F (Guest liable for damages due to non-compliance)
Fires and Firewood:
No Outside Firewood Permitted (available for purchase from office and delivered free of charge to your site
Do not stack firewood on grass or cut down trees
Fires are only allowed in designated firepits and fireplaces and must be attended at all times
Burn firewood only-no trash or debris
No bonfires or overloading fireplaces (Damage to fireplace will be the financial responsibility of the guest)
Additional Policies
Alcohol: No public display, please keep in a koozie or cup
Mail: No Postal Mail Service on property, please make alternate arrangements
Emergency Phones: Located by pool and outside the office
Occupancy: Maximum of 6 people per site, (includes registered guests and visitors)
Pets
Must be leashed at all times unless in the Dog Park (leash maximum of 6ft)
Proof of current rabies vaccination required and available if requested
No excessive barking or aggressive behavior
Pets must be attended when outside at all times (Pet fences and/or cages are permitted on the concrete pad only)
Pets are not allowed in buildings/pool area (except for service animals)
Clean up after your pet and properly dispose of all pet waste/litter
If your pet is not under control, you may be asked to leave Resort without a refund
Pool and Water Activities
Posted hours and rules must be observed
Swim at your own risk (no lifeguard on duty)
Children 16 years and under must be supervised by an adult
Pool is for Registered guests only
Visitors
All visitors must register at the office, obtain a car permit and pay visitor fees
Registered campers are responsible for their visitors (Damages by visitors are the financial responsibility of the registered guest)
Visitors must comply with Resort rules or may be asked to leave a refund
Visitors must leave by 10:00 pm or purchase an overnight pass
Visitors may be restricted during periods of high occupancy
Vendors and Sales
No solicitation or sales permitted
“For Sale” signs allowed on private campers/vehicles only
Liability and Enforcement
Timberstone RV Resort is privately owned. Timberstone RV Resort and its agents, employees, and representatives will not be responsible for and assume no liability in the event of loss, damage or injury
Management may refuse or evict without notice or refund for rule violations, behaviors, etc.
Site location is not guaranteed. Timberstone RV Resort will make every attempt to accommodate your request.
